Kissimmee Market Snapshot: A Great Time to Buy in Central Florida
If you’ve been thinking about buying a home in Kissimmee, this may be a great time to take a closer look at what the market has to offer!
The latest Kissimmee Market Snapshot shows 369 homes sold, with an average sales price of $373,000 and homes spending an average of 79 days on the market.
So, what does that mean if you’re thinking about buying?
🏡 369 Homes Sold
With 369 homes changing hands, buyers are still actively purchasing homes throughout Kissimmee. There continues to be demand for Central Florida real estate, but the market is giving buyers something we haven't always had in recent years: a little more time to make decisions.
That can be a big advantage when you're searching for the right home.
💰 Average Sales Price: $373,000
The average Kissimmee home sold for $373,000, which continues to make the area an attractive option for buyers looking to stay close to everything Central Florida has to offer.
Kissimmee has such a wide variety of properties, from first homes and traditional single-family neighborhoods to newer construction, resort communities, vacation properties, and homes located just minutes from Walt Disney World.
There really is something for many different types of buyers and budgets.
⏰ Average Days on Market: 79 Days
Homes spent an average of 79 days on the market, and this is where I think buyers should really pay attention.
When homes aren't selling immediately, buyers may have more opportunity to slow down, evaluate their options, and negotiate.
Depending on the property and how long it has been on the market, there may be opportunities to negotiate on things like price, closing costs, repairs, seller concessions, or other terms of the contract.
Of course, every home and every seller is different, but having homes remain on the market longer can give buyers a little more leverage than we saw during the extremely competitive markets of the past.
Is This a Good Time to Buy in Kissimmee?
For the right buyer, I think there are some great opportunities in Kissimmee right now.
More time on the market doesn't mean buyers should wait forever when they find the right house. A home that is priced well, shows beautifully, and is located in a desirable neighborhood can still receive plenty of attention.
The key is knowing the market, understanding the comparable sales, and putting together an offer that makes sense for both the property and your goals.
And remember, the sales price isn't always the only thing we can negotiate. Depending on the circumstances, we may be able to ask for closing cost assistance, repairs, credits, or other concessions that can make purchasing a home even more attractive.
Why Buyers Continue to Choose Kissimmee
One of my favorite things about Kissimmee is the location. You're close to Walt Disney World, Orlando attractions, shopping, restaurants, major highways, and so many of the communities that make Central Florida such a great place to live.
Whether you're buying your first home, relocating to Florida, moving closer to Disney, looking for more space, or searching for an investment or vacation property, Kissimmee offers a lot of different options.
